The buildings of the Piano della Corte Complex (Borgo del Benessere) were constructed at the beginning of 1900 and are distinguished by a bearing structure made of brick and stones, integrated and restored in 2015. Five buildings are used as a hotel, with 30 beds and three floors above ground, including services, communal spaces and lodgings. Another building, the former CC Barracks, has four floors above ground and still has to be restored. The surface areas are: “Zaburri House” 151 m²; “Casario House” 245 m²; “Royal House” 161 m²; “Zingarelli House” 182 m²; “Ruggiero House” 251 m²; former CC Barracks 687 m². The buildings which have already been restored aren’t limited by Legislative Decree n. 42/2004, while it still needs to be verified for the former Barracks building. The current urban redevelopment plan includes constructions in areas: A historic centre; B subzone B1, and permits the following purposes: private residences and complementary utilities, tourist residences, residence for the elderly, hotels and service annexes, retail stores, workshops, public and private offices.
The estate is located in the historic centre of the municipality of Riccia (pop. 5,262), in the province of Campobasso (pop. 225,622), on a rock spur surrounded by captivating landscape, rich with woodland areas, such as the “Bosco Mazzocca”, a woody oasis which covers an area of 450 hectares (Cerri, Frassini, Robinie and Bossi), not far from the city centre. There are five areas of municipality interest (S.I.C.): Pesco della carta, Lago di Occhito, S. Maria delle Grazie, Calanchi Succida – Tappino and Toppo Fornelli, which testify the value of its environmental context. The estate can be reached by the DD-645, SS-212 and the SP-36. The city of Campobasso is 35 km away and Foggia is 75 km away. The closest railway station is in Campobasso, 34 km away, and it guarantees connections with the cities of Caserta, Naples, Rome and Isernia, while the closest airport is in Naples, “Capodichino” (8th Italian airport with 6,8 million passengers in 2016) which is 145 km away (2 hours). The “Foggia” toll-booth on the A-14 motorway (Adriatica) is 80 km from the town.
