The building complex, built in 1933-1934, represents an important example of rationalist architecture applied to a heliotherapy colony of the 1930s, and consists of a single isolated structure that develops horizontally, parallel to the beach. The elongated building, which ends at both ends with rounded heads, recalls, both in plan and elevations, the image of a ship. The building with a regular layout is divided into five aboveground floors, with the levels from the ground floor to the third being of equal size, while a lower covered surface with large perimeter terraces facing the sea can e found on the fourth floor. The redevelopment project of the structure, unused for some time, represents an interesting investment opportunity in relation to SPA and tourist-receptive functions.

The real estate property is located in the outskirts of Rimini (population 150,046), south of the historic centre, in the Miramare district, an important seaside tourist centre, where numerous hotel facilities linked to the hospitality sector can be found.
