Area for mixed-use development – residential, commercial, services, trades and crafts and hotel – situated in central Rome near Roma–Trastevere railway station. It is one of the most important urban regeneration projects to be carried out in the city.
The area is located in a semi-central area, in the south-west quadrant of the capital, close to the Trastevere railway station, with direct connections to Fiumicino airport, and accessible by private transport and through the tram and bus network that has its terminus in Piazzale di Stazione. It is part of a compact urban fabric, between the districts of Trastevere, Monteverde and Marconi, with predominantly residential and commercial uses.
The areas are characterised by large spaces and former railway buildings, already scheduled for regeneration in the 2000 Quattroventi – Trastevere – Porto Fluviale development plan.
In October 2023, a Memorandum of Understanding was signed between Roma Capitale, FSSU and RFI to analyse new urban redevelopment scenarios, the improvement of connections, and the opening of the station’s southern front.
The urban redevelopment proposal, submitted by FS Sistemi Urbani in December 2024, envisages the establishment of a new tourist accommodation facility with commercial services on the southern front, the reconnection and construction of new cycle and pedestrian paths connecting with the station, the recovery of the disused railway line, a new mobility hub and green areas for the neighbourhood.
