Area for mixed-use development – residential, commercial, services, trades and crafts and hotel – situated in central Rome near Roma–Trastevere railway station. It is one of the most important urban regeneration projects to be carried out in the city.
The areas, with an extension of about 120,000 square meters of land area, are located alongside the Roma Trastevere Railway Station, which is an important transportation hub behind the ancient Trastevere district. The Municipality of Rome started a project for the redevelopment of the Station Square in 2023, and a Memorandum of Understanding is to be signed between Roma Capitale and the FS Group for the urban and functional redevelopment of the area.
The first phase of the works includes the opening of the southern station front.
At the same time, an urban planning variant proposal is being drafted, which provides for the redistribution of private functions and the redesign of settlement weights more consistent with the new needs of the urban context.
In particular, a building lot for receptive use will be planned at the new southern station front and the recovery of the decommissioned railway line with the construction of a bicycle and pedestrian path connecting with the station.
The Municipality of Rome started the works for the redevelopment of the Station Square in 2023, and a Memorandum of Understanding was signed on October 13, 2023, between Roma Capitale and the FS Group, aimed at defining common goals regarding the area in which the Roma Trastevere railway station falls.
The area is situated in a central zone of the City of Rome (2,872,021 inhabitants) in the immediate vicinity of Roma-Trastevere railway station between the Monteverde, Gianicolense, Trastevere and Testaccio quarters. The two largest plots will be built on between Via Quirino Majorana and Circonvallazione Gianicolense near Ponte Bianco and along Via del Porto Fluviale, near the River Tiber and the Testaccio district. The surrounding urban areas are mainly residential, with local shops and public and private amenities and some service sector and trade-craft facilities (Porto Fluviale-docks area). The area is well served by local road transport – buses and trams – with easy access to the city centre. High-frequency trains on the “FL 1” line (Orte – Fiumicino Airport) pass through the railway station, stopping at the city’s main stations (Roma Tuscolana, Nomentana, Tiburtina, Ostiense) and crossing with the metro “B” line (Ostiense and Tiburtina) and the high speed line (Roma-Tiburtina).
