Rome – Villa Spada “ex Motulesi”

The complex is in the district named Nuovo Salario, in the railyard of Roma Smistamento, in the northern suburbs of Rome, with access from Via di Villa Spada, at about 10 km from the city centre. The complex is called “ex Motulesi” and consists of an area of 2900 sqm with two buildings for tertiary use, for a total GFA of 1200 sqm, an appurtenant area and two smaller buildings (a technical room and a small storage room).

The complex consists of two buildings with cadastral category D8, mainly composed of rooms for office use, connected to each other through a staircase:

– main building, erected in 1965, spread over five floors, four of which are above ground;

– secondary building, erected in 1977, spread over two floors above ground.

According to the General Development Plan of Rome, the compound is destined to “mobility infrastructure”. The urban and functional redevelopment works shall be defined through a public urban implementation plan, including the entire area of Roma Smistamento. The urban implementation plan will set out the destinations of use, excluding “large sales structures” and production uses.

The lot has been subject to verification of Cultural Interest pursuant to art. 12 of the Legislative Decree 42/2004, since it is situated in an area of archaeological interest in the Regional Landscape Plan, with restrictions connected to Via Salaria, and the verification was negative. 

The complex is in the III District of Rome, in Via Salaria, along which there are the headquarters of Sky Italia, the club “Villa Spada” of the logistics centre of the Finance Police, the seat of the Istituto Poligrafico e Zecca dello Stato S.p.A (State Mint and Polygraphic Institute), the Mint Museum of Rome, the headquarter of ENAV Spa and Invitalia Spa, the shopping centre Salario, as well as residential buildings and railway facilities like workshops, storages and depots. At about 200 m there is the airport of Roma Urbe, and next to it there is a sports facility of 24600 sqm, including football fields and an archery range.
