The property, restricted by the Superintendent pursuant to Legislative Decree 42/2004 due to its particular architectural and artistic value, was the Roman residence of Cosimo II De Medici and was designed by Antonio da Sangallo the Younger. The building, constructed with load-bearing masonry and wooden floors, was built around the middle of the 16th century with subsequent expansion in the seventeenth century and has five floors above ground, as well as a basement, for a total gross area of ​​about 3,500 m². Under the local planning ordinance, the asset is classified under “Historical City – buildings of medieval origin” and is included in the Charter of Quality, under “Buildings with special characteristics – special residential buildings – “Noble” buildings. By way of a Programme Agreement (AdP) stipulated in 2006 by the then owner Fintecna Immobiliare with the Lazio Region, the Municipality of Rome and the Agenzia del Demanio, the property can be redeveloped into a hotel with a maximum of 60 beds, to be achieved through restoration and conservative refurbishment. The redevelopment project involves the creation of a Boutique Hotel with 30 rooms / suites complete with a spa in the basement and areas dedicated to catering on the ground floor, where there will also be the reception, a bar, a breakfast room, the kitchen and a suite on two floors, while the internal courtyard is destined to host events. In the plan the majority of the suites are to be on the first and second mezzanine floors, allowing the attic to be allocated for storage space for the hotel. The goal of the refurbishment is to preserve the building’s structure and character but ensuring its functionality through systematic and sympathetic projects that, in compliance with the typological, formal and structural elements of the building itself, allow an alternative use to its current one.
