The still operative industrial establishment, once activates have been terminated, will undergo a vast development project which also includes areas that aren’t owned by the Trentino Sviluppo S.p.A, which will be converted into a parking lot. Currently, a development plan proposes an agreed allotment plan (PL03), with the demolition of the existing establishment and the construction of a main street and new constructions to be used as public buildings, commercial, tertiary and Welcome Centres, with a maximum building area of about 28,000 m² and a maximum height of 25 metres. The current complex is made up of 5 different factory buildings, of different dimensions, with a gross inside area of 17,000 m², which are in a poor condition.

The property is located near the centre of Rovereto (pop. 39,289), considered to be the second most important municipality in the Province of Trento (pop. 538,223), in an area along Brenner’s highway, situated on the outskirts of the city in a once industrial area, where many important urban development projects have taken place. Excellent accessibility by car, either from the SS12 (Brenner) or by local roads. The city centre is 850 metres from the property and the railway station FS is 550 metres away. The “North Rovereto” tollbooth (A22, Brenner) is 2,5 km away while the city of Trento is 25 km from the property.
