The Transformation Areas “TR 04c – New City Centre / zones nos. 3 (part), 4, 5, 6, 7, 8 and 9 of the Master Plan” and “TR 04a – New City Centre / zone no. 1 (part) of the Master Plan”, located in the heart of Scandicci, provide for the development of the most significant portion of the New City Centre, extending along the tramway axis connecting Scandicci to Florence. The tramway, inaugurated on 14 February 2010, is currently used by approximately 27 million passengers per year. At its terminus, Villa Costanza, Autostrade per l’Italia has developed Italy’s first intermodal parking facility located directly on the motorway, allowing users to park their cars and take the tram without entering the ordinary urban road network. This infrastructure mix has made Scandicci the main gateway to the City of Florence.

The urban completion project envisages a broad and varied mix of functions, mainly including office and service activities, commercial uses, as well as residential development. Two tourist accommodation facilities are also planned. It is important to highlight the presence within the area of an existing institution dedicated to professional training in the fashion sector, MITA, which trains hundreds of students each year, many of whom find immediate employment in the industry. At the heart of the project is the creation of a large urban park (approximately 10 hectares), which will not constitute a residual space in relation to the built environment, but rather a designed, integrated and vibrant element of the overall urban plan. The development of the above-mentioned areas overall includes the following uses: tourist accommodation (11,700 sqm), residential (31,400 sqm), commercial (8,800 sqm), and office/service activities (39,679 sqm).

The various areas subject to urban development are privately owned and available through direct negotiation, with the exception of 6,297 sqm of buildable floor area located within Transformation Area TR 04c, which is owned by the Municipality of Scandicci and, to a limited extent, by the Metropolitan City of Florence. The disposal of this portion is subject to a public tender procedure.

The areas that are part of the project are located along the route of the T1 tramway that connects Scandicci with the centre of Florence, the railway station of Santa Maria Novella, the Hospital of Careggi and the A. Vespucci Airport. At the Scandicci terminus, Autostrade per l’Italia has created the first inter-modal car park in Italy, on the motorway (A1 MilanRome), which allows for the interchange of cars and trams without leaving the motorway. The car park is also a tourist and long-distance bus stop (Flixbus, etc.). Less than 1 km away is the “Firenze – Scandicci” junction of the A1 Milan-Rome and the Scandicci junction of the S.G.C. Florence – Pisa – Livorno.
