Property complex for hotel use, Hotel Bagni, located on the seafront of Senigallia, one of the famous seaside resorts on the Adriatic coast. The property, by virtue of its location, lends itself very well to being used as tourist accommodation, or transformed for residential use. The municipal administration is approving an urban variant to allow the redevelopment of the property with a mix of very attractive usages (hotel, residential and commercial). Urban redevelopment includes an area called ex I.A.T. that will be transformed into parking lots and for commercial use.
The property, an historic hotel in the city but in disuse for many years, was built in the second half of the 1800s, then expanded and modified at the beginning of 1900s. After a period of decadence, the hotel underwent redevelopment and refurbishment in 1910 with the transformation of the baths in the Grande Hotel Bagni, further work was carried out in the 50s. The building is divided into a basement and four levels above ground, including a mezzanine floor. The Municipality of Senigallia is drafting a Variant to the current PRG in order to allow the redevelopment of the Hotel and the nearby former I.A.T. It has been hypothesized to be a redevelopment of the ex-hotel building creating a mixed tourist / residential structure with a restaurant and SPA, while for the former I.A.T. is planned to be private parking lots and a commercial area, all logically connected. Urban planning also includes the redevelopment of the waterfront between the port and the Rotonda for tourism: the promenade will become a pedestrian area with the concession for dehors and restaurants and with improved connections tothe historic centre including the construction of a pedestrian underpass.
The property is located in the municipality of Senigallia (pop. 44,706), in the province of Ancona (pop. 474.124), 6th municipality of the Marche Region for population. The building is located in the middle of Senigallia’s waterfront, in one of the most exclusive tourist areas of the city, central and prestigious, well equipped for both services and infrastructure, just 250 metres from Rocca Roveresca and the Foro Annonario and 400 metres from the historic centre. Overlooking the coast and the sea, in an area between the eastern promenade, the port canal and the famous “Rotonda a mare”, a symbol of the city of Senigallia, which is about 200 metres away. The train station, with connections to Ancona, Bari, Bologna, Pesaro and Rimini, is 200 metres from the building. The SS-16, a national backbone that extends for 1,000 km from Otranto to Padua, passes just a short distance from the building, while the “Senigallia” toll booth of the A-14 motorway (Adriatica), which connects Bologna to Taranto is 2.5 km away. The Marche Airport of Falconara Marittima (0.485 million passengers in 2017) is 23 km from the building, while that of Bologna (8th Italian airport with 8.2 million passengers in 2017) is 190 km from the city.
