The property consists of a series of buildings from different periods, laid out within a large park with ash trees, oaks, black pines cedars maples and cypresses. The Villa has the typical structure of a medieval castle, and is divided into four levels: basement, ground floor, first floor and second floor.

The building has a rectangular layout with four towers at the corners, two of which are covered, and overlooks an internal courtyard. The interior decorations are prestigious, however the building has suffered structural collapse in several parts, and is in very poor maintenance conditions. The construction period is between 1800 and 1900, with the building structure made up of elements in pietraforte sandstone, with a Florentine-style roof with rectangular battlements.
The sanatorium covers a gross area of over 5,000 sqm and is divided into various rooms. The health facility began its activity in 1929 and was later expanded with additional buildings and halls. The building is located in a panoramic position, about 400 meters from the entrance on Via dell’Uccellatoio, and today it appears completely bare, due to the removal of numerous fixtures and other decorative elements. A structural survey should be carried out to verify the condition of the buildings.

The external entrance of the building is in harmony with the older parts of the property, while the interior, both on the ground floor and on the first floor, is more modest and needs to be completely restored in its fixtures, floors and services (toilets, heating and electricity). Behind it, though neglected for maintenance, is a beautiful courtyard overlooking the forest.
The service building is a farmhouse-type building, attributable, according to some sources, to 1850, and was restructured to be used as a sanatorium. Located in a panoramic position on cultivated land, it is made of load-bearing masonry and is about 400 meters away from the main entrance with a difference in height of about 50 meters compared to via dell’Uccellatoio. The “Southern Villa” is a small building located at the entrance of Via dei Castiglioni. There is a small chapel on the property, probably contemporary to the villa and depicted in the cadastral unit “A”. The area in which the property is located is subject to landscape restrictions, pursuant to Legislative Decree no. 42/2004.

The real estate property is located in the municipality of Sesto Fiorentino (population 48,782), included in the Metropolitan City of Florence (population 987,260), on the slopes of the wooded hills of Monte Morello and Monte Senario, an extra-urban area to the east of the town, 12 km away (30 minutes by car). The property is located in a hilly area, about 500 meters above sea level, surrounded by woods, with access along the SP 130 (Via dell’Uccellatoio) and Via di Castiglione, in a panoramic position overlooking the surrounding villas. Nearby are the former Banti hospital complex, the residential area of Montosorli, some Relais hotels and accommodation facilities. Public transport stops at the entrance to the property in Via dell’Uccellatoio. The historic center of Florence is 15 km from the property (30-40 minutes by car), while the Sesto Fiorentino railway station is 15 km away (30 minutes by car).
