The building is divided into three aboveground floors and a basement; on the ground floor there are the office rooms, the first floor is intended for service accommodation for the station commander, while on the second floor the dormitories and service rooms for the army personnel can be found. There is an attic floor (currently not accessible), while the security cells, the technical rooms and the cellars can be found in the basement.
The structure is built with load-bearing masonry, wooden and brick horizontals and a roof with a wooden load-bearing structure with an overlying covering of tiles and pantiles; it is served by two separate masonry stairwells, one on the front side, which connects the basement, ground and first floors, and the other on the back side, which leads up to the attic floor. The building has an eternal finish of plaster and paint, the external window frames are made of wood, while the internal floors are partly ceramic and partly terrazzo tiles, with a brick plaster finish. The property does not present particularly serious structural damage, however the general state of conservation is poor, mostly due to its lack of use (the building was decommissioned in 2000). The gross covered surface area is equal to 640 sqm, while the uncovered external area, located in the rear part of the building, extends for 1,140 sqm and presents structural damage due to a landslide.

The property is located in the historic centre of Sinalunga (population 12,068), a municipality in the province of Siena, in the upper part of the town, with access from number 50 of Via Ciro Pinsuti. The surrounding context is of significant historical interest and is located within the limited traffic zone (ZTL) of the town. Accessibility to the municipality is guaranteed by ordinary municipal and provincial roads; the Bettolle-Perugia motorway exit number 6 is approximately 6 km away (8-10 minutes by car), while the “Valdichiana” motorway exit on the “A-1” motorway is located 7 km from the area (10 minutes by car). Siena is 50 km away, Florence 100 km and Perugia 65 km. The train station, on the Empoli-Chiusi route, is approximately 900 meters from the property (15 minutes on foot).
