The former estate farm is divided into several buildings:

  • The main building, intended for housing, presents an irregular shape and is divided into two aboveground floors and a roof level, all served by two separate stairwells; on the first floor, two apartments can be found, while the ground floor presents warehouse rooms and former stables. The structure was built with mixed stone and brick masonry, a roof with a partly hipped and partly pitched wooden structure and a covering of tiles and pantiles, horizontal elements in brick-timber-iron, partly with terracotta vaults ( 590 sqm of covered area).
  • The former granary building (87 sqm) has a regular plan, is spread over a single level and is used as a shelter for agricultural tools; it is made of mixed stone and brick masonry, a gabled roof with a wooden structure and a covering of tiles and pantiles. The rooms presents variable heights between 2.40 and 3.55 metres.
  • The former pigsty (71 sqm) has a regular plan, is spread over a single level and was once used as a pigsty. The rooms presents variable heights between 2.45 and 3.60 metres.
  • The former barn (88 sqm) has a regular plan, is spread over a single level and was used as a vehicle deposit and a warehouse; it is made of mixed stone and brick masonry, a gabled roof with a wooden structure and a covering of tiles and pantiles. The rooms presents variable heights between 5.40 and 7.55 metres.

The property is surrounded by an appurtenant area of 1,575 sqm (urban authority), plus 6,500 sqm of agricultural land. The entire asset presents critical issues due to the age and functional obsolescence of the systems and requires a radical restructuring, structural consolidation and regularization of works not regularly carried out. The change of urban destination and the related urbanization costs to be carried out are the responsibility of the buyer.

The property is located in the municipality of Sovicille (population 9,845), in the province of Siena, in an extra-urban agricultural area, approximately 15 km from the urban area. The area is rather isolated, on a hilly and panoramic position, not easy to access. The property can be reached by taking the SP-541 “Traversa Maremmana” up to km 5+400, then continuing on the local road of Varco di Pelli and turning at number 33 onto a private road. The area is approximately 25 km from Siena (reachable via SP-73 bis “Senese Aretina” and SP-541 “Trav. Maremmana”), 70 km from Florence (reachable via the Florence – Siena motorway junction and SP-541 “Trav. Maremmana”) and 75 km from Grosseto (reachable via SS-223, SP-99 “del Piano di Rosia”, SP-73 bis “Senese Aretina” and SP-541 “Trav. Maremmana”).
