The property is composed by a main building laid out onto two aboveground levels and separated into two apartments; each residential unit is laid out on two floors, with independent access, and is thus divided: on the ground floor, kitchen, living room and bathroom; on the first floor, two bedrooms and a staircase.

The structure is made of perforated/solid bricks, with load-bearing perimeter walls. The internal partitions are made of perforated bricks, while the ceiling is made of steel joists and hollow flat blocks. The load-bearing hipped roof presents a wooden frame made of girders and other smaller elements arranged in such a way so as to provide support to the roofing on whichpan and bent tiles are laid out. The property also includes two attached farm buildings. A small structure (24 sqm), shared by both houses, used as oven and henhouse. The structure is made of solid bricks with a hipped roofing covered with pan and bent tiles. The second building (60 sqm) is used as stables and warehouse, and is currently divided into three spaces, a bigger one and two smaller ones. The structure is made of solid bricks with a double-pitched roofing covered with pan and bent tiles. Both structures are built on a large land plot (2170 sqm) that can be reached via a side road without name that crosses a private property. All properties are currently in a very bad state. The buildings of the complex present the classic structure and features of a Roadman’s House. These structures, built along Italy’s historical state roads, used to provide storage for the equipment and vehicles necessary for maintaining the roads.

The real estate complex is located in the Municipality of Terracina (population 44,504), in the Province of Latina, along the Tyrrhenian coast, in the lower Lazio. The area, called “Colle la Guardia I”, is located 14 km outside of town, in a mainly agricultural setting with low population density and without any town planning. Of the 191 buildings present in “Colle la Guardia I”, only 182 are used. Of these, 182 are used for residential purposes. The area boast excellent accessibility, as it is located near State Roads SS-7 “Appia” and SS-148 “Pontina”, which connect “Colle la Guardia I” to Rome (110 km away, 90 minutes by car). The “Priverno Fossanova” railway station, on the Rome-Formia-Naples line is located 18 km away from the property (15 minutes by car).
