The real estate property known as “Pantalla Farm” is listed in the land registry on sheet 2, parcel 101, various sub-parcels. It is located in a flat position near the Tiber River and borders the Buda ditch to the north and the former Tiberina Provincial Road to the east. The complex is made up of a main building (Farm), the Farmer’s House, an agricultural annex (hut), other small annexes always located in the farm’s area (former pigsty covered with wild herbs) and a retaining wall on the side of the Buda ditch (which is actually the body of a furnace located below ground level). The General Town Planning – Structural part, in the Document relating to the “Superordinate constraints and sector provisions” highlights how the main body (Farm) falls within the Road Buffer Zone (secondary extra-urban road, Art. 24 of D.P.R. 610/96). The General Town Planning- Operational part, in the PO3 Pantalla’s Macro-Urban Areas Document does not identify elements of significant interest, with the exception of the project of a junction on the provincial road relating to a project road coming from the south-east. TECHNICAL-ESTIMATE-PANTALLA-21-05-2015-(1) The following surfaces refer only to the ground floor of the main unit and the appurtenant land of 700 sqm because they are ruins (other small annexes and ruins can be found in the property, too). The total surface area is approximately 10,000 sqm.

 

The real estate property is located in the suburban area of Todi (population 15,588), in the province of Perugia, in the hamlet of Pantalla, approximately 16 km from the urban area. Todi is easily reached by private vehicle by taking the A-1 motorway (Rome-Florence) to the “Orte” exit, then continuing along the SS-675 and the SS-3bis. Terni’s railway station is 52 km from the area (35-45 minutes by car), while the Umbria-Perugia “San Francesco d’Assisi” international airport is approximately 50 km from the property (40-50 minutes by car).
