The lot is located in the south-west of Turin within the urban regeneration area of the ‘Park of Health, Research and Innovation’ (PSRI) with the new hospital and university district, the skyscraper of the Piedmont Region headquarter and the OVAL sports facility, now an exhibition and cultural centre. High accessibility is guaranteed by the ‘Lingotto’ railway station and the ‘Lingotto’ stop of the Metro Line 1. By car, the connection to the city centre is via Via Nizza. The lot has two areas of building concentration for which the PRG provides for a mix of uses with a minimum 30% Residential (minimum 15% social housing and minimum 15% university housing) minimum 20% Eurotorino/ASPI (Service Activities for People and Businesses) and maximum 50% Equipment of general interest.

The area is located in the south, within the building “Park of Health, Research and Innovation”  between  Nizza Street and the railway line of Lingotto Station. Within the “Park”, hospital and university medical-scientific functions will be integrated with the existing building of the headquarters of the Piemonte Region and the OVAL sports facility.

The building rights are 62,139 square meters with a functional mix of a minimum of 30% residential (of which 15% minimum for social housing and 15% for university housing), a minimum of 20% for Eurotorino/ Service to Persons and Enterprises and a maximum of 50% for general facilities.

Other 9,000 square meters of building rights will be allocated to constructs the so-called “Stazione Ponte, to connect the “Park of Health, Research and Innovation” to the district nearby Lingotto Station.

In 2017 FSSU signed the Agreement with the Region, the Municipality, the Hospital and the University, and in 2019 the “Protocol of Intent” to update the forecasts of the local Urban Plan.

The area for redevelopment is situated in the south-east section of the City of Turin (896,773 inhabitants), capital of the Province of Turin and regional capital of Regione Piemonte. It is Italy’s 4th largest city by population. It is located between the railway line of the Lingotto Station, Via Passo Buole Via Nizza with metro station and the Lingotto complex, once home to the Fiat Avio plant. The Oval Lingotto sports centre, built as an ice-skating venue for the 2006 Winter Olympics, now houses a conference and exhibition centre. A new skyscraper is currently under construction on the site and will be the new headquarters of Regione Piemonte. The development property will be construction the New Bridge Station Lingotto, connecting “Park of Health, Research and Innovation” with the railway line and will be the location of the new metro station, linking the existing line – which currently terminates at Lingotto Fiere – to Piazza Bengasi.
