Accessibility is guaranteed by Corso Principe Oddone, an important axis of penetration towards the city center and from 2026 there will be also the underground railway station “Dora”, located in the northern area of the area.

The elongated trapezoidal lot is identified as “Spina 3 Oddone” for which the urban plan provides a mix of uses with a minimum of 40% residence, maximum 20% of People and Business Service Activities (ASPI) and maximum 40% of productive activities and services (Eurotorino). The regeneration of the area will have to consider a building bound by the Ministry of Cultural Heritage.

In 2019, FSSU signed the «Protocollo di intenti» with the Municipality to update the PRG forecasts on the 7 abandoned railway areas, including “Spina 3 Oddone”. FSSU has also organized the Workshop «Rail City Lab» which has collected proposals for the transformation of the areas, then sent to the Control Room for approval in the City Council.

The property is located in a semi-central part of the City of Turin (896,773 inhabitants), capital of the Province of Turin and regional capital of Piedmont. Turin is Italy’s 4th largest city by population. The development area is part of the “Spina 3” urban regeneration scheme and is situated in the section between Piazza Baldissera and Corso Principe Oddone above the River Dora Riparia. The new buildings will link two parts of the zone that are currently separated by the worksite. The area is well served by public transport and is near Torino Dora GTT railway station, which connects the city to the Palace of Venaria, Turin Caselle airport and the Lanzo valleys.
