Built at the end of the nineteenth century and renovated at the end of the 1980s, the building comprises three floors above ground, plus an attic and a basement level, for a total gross floor area of approximately 791 sqm, on a site area of 530 sqm. The building is served by a stairwell connecting all levels. The load-bearing structure is made of brick and reinforced concrete; the roof, built with hollow-tile-and-concrete slabs, features skylights and dormer windows. It has two access points, from Corso Novara and Via Chiusella, allowing independent use of the outdoor spaces and flexible organisation of the access routes to the building. The external appurtenant areas extend along the various sides of the building and constitute complementary spaces in support of future intended uses. Based on a review of the current General Urban Development Plan of the City of Turin, the property falls within the urban planning area designated as “Residenza R3”, which is included among the mixed consolidated residential urban areas. It should be noted that the adoption of the new General Urban Development Plan is currently underway. As part of this procedure, on 1 September 2026, the Technical Proposal for the Definitive Plan (Proposta Tecnica del Progetto Definitivo) was finalized and adopted by Resolution of the Municipal Executive Committee No. 459. According to the provisions set out in the aforementioned Technical Proposal, the property falls within the planning area designated as “Areas with Continuous Street Frontage”, governed by Article 21 of the Technical Implementation Regulations (NTA). The property is included in Turin’s “Piano Città” for Public Real Estate Assets.
