The property is located in a 10-hectare park, and is composed by 5 different factory buildings, 4 of which (A,B,C and D) built prior to 1967 and the fifth (E) in 2003. The property includes roads, unkept park areas and a car park for a total surface area of 72,541 m². The gross surface area is 22,915.10 m², whilst the total covered surface is area is 8,160 m². Building A, located on the northern side, has two tower buildings each with 3 floors above ground and a basement. The two towers are connected by a one-storey building. The building is in a good state of repair and is currently used as offices and meeting rooms. Building C, the former hotel, occupies the original villa. Building B is a smaller independent single storey building characterized by a partly pitched and partly flat roof. It is currently unfit for use. Building C lies south of the central building and is connected to building A at the underground level. It is comprised of six floors, three of which above ground. It contains hotel rooms, a bar/restaurant and a conference hall and is in a good state of repair. Building D, positioned at the entrance of the complex used to house the porter’s lodgings and a storage area. It includes a ground floor and a basement. Building E was built in 2003 and has two floors above ground and one underground. Apart from building B the other buildings are bonded by the landscape and the entire complex is bound by hydrogeological restrictions. Necessary works are put in place for the fractionation of the entire property complex, useful to hive off the part of the complex used by ETF with annexed portion of the soil and building B, also with annexed portion of soil.

The property complex is located in the foothills in the Municipality of Turin (896,773 inhabitants), in a suburban area north-east of the city. The property is situated in an exclusive area of Turin characterized by stately homes, mainly villas, and extensive areas of luxuriant public parks. Access to the property is in Via Settimio Severo 65, 2 km from Corso Moncalieri, a main road that coasts the Po river. The Porta Nuova railway station is 3.7 km from the property along Corso Vittorio Emanuele. Car access is excellent as is the public transport, with a bus stop right in front of the property, and a tram and metropolitan railway station in Corso Moncalieri, Parco del Valentino is 2.3 km away while Piazza Castello is 4 km away.
