The project involves the re-use of a valuable historical building located inside an ancient hamlet called “Casarola”, which is also available for renovation, and two buildings near the access road.   

A large public green park will surround the hamlet, serving as a filter between the new buildings and the hamlet itself. 

According to the re-use project, Palazzo Fracassetti can be converted into a traditional residential building or into an assisted-living facility or a nursing home, but also into an accommodation facility (for example, a resort with spa), thanks to its magnificent ancient rooms. The farmsteads of the area might also be involved in the project, by supplying the structure with local agricultural products. In addition, the project provides for walking and cycling paths through the restoration of ancient trails on the rolling hills that surround this area.

The estates involved in the project can be sold or rented.

The town of Torre de’ Busi is at about 12 km from Lecco, 22 km from Bergamo, 30 km from Monza, 35 km from Como and 45 km from Milan. It is at 25 km from the international airport Orio al Serio, which can be easily reached through a state road in about 25 minutes.
The main connection to Torre de’ Busi is the provincial road SP177 that connects the town eastbound to Bergamo, to the highway A4 “Turin-Venice” and to the Corridor 5 “Lisbon-Kiev”, and westbound to Lecco and Como.
The nearest railway station, reachable by bus, is at about 4 km in the municipality of Calolziocorte, on the line Milano-Lecco-Valtellina. The Winter Olympic Games in 2026 will take place in this area.
