The regeneration and enhancement project starts from the features of the estate and the environmental context. Its characteristics of autonomy and at the same time central position in the town of Maderno suggest using it as an exclusive location which can take advantage both from its isolation and from the accommodation capacity of the town. Bearing in mind the recent trend and the initiatives aimed to create a new high-quality culinary season around Lake Garda, the estate can be used as a high-quality restaurant targeted to gourmet/gourmand sector, with 40 places at the table and the possibility to host up to 12 people in an exclusive residence with a beautiful park, for events and ceremonies of high level.
The estate can be preferentially given in concession for 20-30 years or, as an alternative, partially sold (except for the public part of the park) subject to an agreement with the Municipality. The concession allows to defer the financial commitment and at the same time the amortization of the initial expenses.

Toscolano Maderno is a town in the west bank of Lake Garda, in the province of Brescia, at about 40 km from the county seat. It has about 8.000 inhabitants, and about 270.00 visitors arrive in its accommodation facilities all year round, in addition to people in their second homes, for a total of about 30.000 people living here at the same time during Summer. Lake Garda is one of the most famous Italian tourist destinations, with more tourists than regions like Sicily or Sardinia. Toscolano Maderno is a great open-air museum (eco-museum), to be discovered and enjoyed between culture, nature, and sport. It stretches from the coast, that delimits the entire promontory with its wonderful beaches, to the hills at the foot of Mount Pizzocolo, which offers trails for walks in a suggestive and spectacular landscape.
