Villa Maffizzoli, which has not been used since 1988, is made up of a main building which was once used as main home with a small internal garden in exclusive use, and afterwards partially as a restaurant. The Villa, with a rectangular plan, is articulated on four floors above the ground (including the loft) and a basement level.
The basement level contains the cellar while on the higher floors there is housing. The property, built in the second half of the 800s, has a vertical structure in marble and stone, a loft between floors and un covered area in wood and a covered area in marble and Marseille stone. The real estate complex, currently in a bad maintenance condition, is situated in the Valle delle Cartiere, area in which there is bond being it a historical area of industrial archaeology.
The current Management Plan of the Territory (PGT) includes a property in a zone called “Parco delle Cartiere” in the “Nuclei di Antica Formazione-NAF”, in which the following uses are allowed: residence, compatible business facilities with the exclusion of medium and large sales and distribution, hotel and touristic and assistance facilities in general for these activities (recreational, cultural) general interest services, public services and health.

Villa Maffizzoli is situated in the Municipality of Toscolano Maderno (7,836 inhabitants), in the Province of Brescia (1,262,402 inhabitants), in a strategic position, even on a hotel and tourism point of view, along the shore of the River Toscolano, along the side of the Lago di Garda, between the Municipalities of Gardone Riviera and Gargnano, side of the Lake involved in the realization of “Garda by Bike”, the bicycle area built 60 metres above the Lake, connected to the Ciclovia Sole and Ciclovia Vento. The property is located along less than 2 km from the city centre. The railway station of Desenzano, that guarantees connections to the cities of Venice, Verona, Brescia, Milan and Turin, is about 30 km from the zone in which the property is located. The highway exits of“Brescia Est” and “Desenzano”, along the highway “A-4 (Turin-Trieste), are about 35 km away. The international airports of Verona (3.1 million passengers in 2017) and Bergamo-Orio al Serio (3rd Italian airport with 12.3 million passengers in 2017) are respectively 87 km and 100 km from the zone.
