This extensive property, which up until just four years ago was used as military barracks, consists of 15 buildings located in a large area divided into three lots: (i) the southwest area on via Rossetti features the main entrance and a number of spacious buildings; (ii) the central area with a number of smaller buildings; (iii) and the north-east side, on Via dell’Eremo, with three large buildings. The total gross surface area is 51,428 m² and the property is listed (former Legislative Decree 42/2004). A planning agreement, undersigned by the municipality, amends the general town-zoning classification and grants permission for the redevelopment of the complex. Permission is granted for private use with some limitations for commercial and industrial purposes. An urban implementation plan is in place for the entire area.

The property is located in a suburban hillside area northeast of Trieste, a town with 204,590 inhabitants, which is also the capital city of the province and of the Friuli-Venezia Giulia Region. The extensive structure covers an entire block between Via Rossetti, Via Mameli, Via dell’Eremo and Via Vidacovich, and is about 3 km from the city centre and the tourist port. Easy vehicle access is available and the area is well connected to other parts of the city. Trieste can be easily reached via the A-4 motorway (Serenissima) and junction 13 Sistiana-Padriciano. The property is also well linked with the European E70, E61 and E751 routes. The highways that connect the A4 motorway to Trieste and the border crossings with Slovenia are called the Trieste Road Network.
