The estate, formerly a provisions and equipment warehouse, is in via Buttrio, in the eastern outskirts of Udine, near the railway. It consists of 13 buildings, specifically a main three-storey warehouse with reinforced concrete structure, two two-storey buildings for accommodation, and various appurtenant buildings with masonry structure used for storage, depot, and offices. The compound dates to the 1950s and is unused since 2004; it is now in poor conditions, with unstable, condemned and/or partially or totally roofless buildings, and with old and non-functioning systems. An environmental survey in October 2008 has revealed that there are about 5000 cum of waste underground near the railway, which is allowed for the destinations of used currently provided for in the General Development Plan. 

The compound has two driveway accesses, and its appurtenance is fully enclosed with masonry clad and, partially, with concrete blocks. 

The estate is in the south-eastern outskirts of Udine, right outside of the city’s ring, in the residential district of Laipacco, near the railway, on the street that leads to the neighbouring town of Pradamano.

The compound is well connected to the main roads of the city of Udine through public transport. The district is well served with public facilities like schools, athletics fields and green areas, and shopping areas are a few hundred metres away. 

The compound is at about 8 km from the highway entrance of Udine Sud and at only 2 km from the old town.
