The fuel depot was built during the first decade of the 20th century and, for this reason, is protected by law. The rectangular area covers 14,000 sqm, with a part overlooking the coast. Three single-tank cisterns made of nailed iron can be found in it, two with a capacity of 1,000 cubic metres and a third of approximately 2,000 cubic metres. Each cistern is positioned inside a reinforced concrete basin with a volume sufficient to contain the fuel stored in the respective tanks. To ensure the containment of any leaks, these systems are connected to a tank located in an adjacent area; the cisterns and the tank are separated by a driveway. The cisterns, once used to store petrol, have been disused since the 1970s (unconfirmed) and were decontaminated in 1999. Furthermore, to the north of the cisterns, a building already used as a warehouse and offices, made of brickwork, with a pitched roof, of approximately 250 sqm, can be found. Moreover, two docks with provisions for mooring, consisting of bollards and cleats, are present on the property.

The property is located in a suburban area of Venice (population 250,913), on the island of Lido, a strip of land that winds for approximately 12 km between the lagoon and the Adriatic Sea. The property is located at the northern end of the island, near the Bocche di Lido, the only access route from the sea to the city. The area is well served by public transport with the “San Nicolò” stop located 300 meters from the property, which leads to the ferry stop; public transport reaches the island from the mainland by ferry, via the Lido S.M.E. stop (B line), which is located approximately 2 km away from the property. The Venice Santa Lucia railway station, which allows one to reach the main cities of Italy with high-speed lines and regional trains, is located approximately 10 km away from the property (60 minutes by public transport, 70 minutes by car). Piazza San Marco, in the historic centre of the city, can be reached by ferry from the Lido S.M.E. stop (D line), in 35-45 minutes.
