The redevelopment area has an elongated and flat conformation, includes the railway tracks bordered to the east by the Roja river. The total surface of the project is 250,000 m², to be transformed in a production-commercial district, for a total of 226,000 m² of GFA, 145,000 m² of which for commercial use and 81,000 m² for production use. The area is close to the border with France and near the railway station. The redevelopment area is located in a semi-central area in the Municipality of Ventimiglia, close to the railway station and the coast. The project, for its location and the constructions that can be built, is the most interesting development plan for the area. The implementation will include constructions based on municipality agreements with a planning works phase (SOU – stralci opere urbanizzazione). A level area of 25 hectares to be reconverted in an industrial and commercial district.
The property is located in a semi-central area in the Municipality of Ventimiglia (24,572 inhabitants), in the province of Imperia (216,818 inhabitants), and it is the eighth largest municipality of the Liguria region (1,583,263 inhabitants), in terms of residents. The redevelopment area, located inside the perimeter of the goods yard, on the Ventimiglia-Cuneo railway line, is 4 km from the railway station and 7 the city centre. The A-10 (Genova-Ventimiglia) motorway is 2 km from the area and the SS-20 road exit (Ventimiglia-Cuneo) is nearby, whilst the border with France is only 12 km away. The city is close to some of the leading Ligurian tourist destinations, such as Bordighera (6 km) and Sanremo (16 km), and only 30 km from Monaco and 40 km from Nice.
