The existing real estate complex is articulated in a plurality of buildings used as offices, deposits and canopies for a covered surface of about 14,200 m², developed on a foundry area of 30,000 m². The property, situated in the industrial zone of the town Verrès, called VRS.04-05, was built in the 50s. The authorization for the adaptation works goes through the obtaining of the permit to build a Single-Window of the Local Institutions that supplies a single and quick answer on behalf of the Municipal offices and of all the Public Administration involved in the procedure, including those for environmental, landscape, territorial, historical and artistic patrimony protection and protection of health and safety. The request will have to be in line with the urban regulations contained in the technical legislation attached to the Regulatory Plans. The Concept project was realized by a well-known Professional Studio of Architect Maurizio Varratta from Genova that analyses a possible architectural solution for the use of the area that takes into account aid and support to productive activities defined by regional legislation regulations.
The property is situated in the industrial zone of the Municipality of Verres (2,642) in the Autonomous Region of Valle d’Aosta, at about 40 km from the chief administrative office (Aosta), at an altitude of 390 metres, on the banks of the Evançon stream, before it flows into the river Dora Baltea. The historical nucleus of the lived area, made up of an ancient village, seam to go back to the Imperial Roman era, while the expansion of the territory over time reached the plain area that goes along the Dora, with living settlements, industrial, sporting implants, schools and communication lines. The modern industrial development of the Region begins at the beginning of the 900s with the opening of the Brambilla cotton factory in 1914, to go on to the period included between the two World Wars, transforming an industrial village into a real city. The railway station of Verres, situated on the line Aosta-Turin, is about 550 metres from the property. The exit “Verres” of highway “A-5”, that connects Turin to the tunnel of Mont Blanc, going through Ivrea, is 2km from the zone, while the international airport of Turin Caselle (13th Italian airport with 4.2 million passengers in 2017) is 82km from the property.
