The real estate property is divided into 7 buildings built at different times. The central part of building 1 is divided into three levels, while the two lateral wings are on two floors with terraces above. Building 2 was built adjacent to building 1 in the 1970s and is on a single level, as is building 3, built in the 1980s and connected to the other buildings with covered walkways made of reinforced concrete and glass. Building 4 was built adjacent to building 2 in the 1970s and is divided into three aboveground floors, in addition to the basement and part of the accessible attic. Building 5 was built in the 1950s and is on two levels. Building 6 was built in the 1970s and is on a single level with a double-pitched roof, as is building 7, built in the 1950s with a four-pitched roof. The area on which the property was built measures 15,630 sqm, with a total covered area of 6,400 sqm.

The property is located in a semi-central area of Ferrara (population 129,391), the capital of the province of the same name, in the Emilia-Romagna region, on the edge of the urban area, in an area characterized by the presence of agricultural land. The property is 3.5 km from the historic centre of the city (10 minutes by car), while the train station is 5 km from the property (10 minutes by car), and is served by regional and high-speed lines, on the Venice-Trieste-Padua-Bologna line. The “Ferrara-Via Boschetto” train station, on the “Ferrara-Codigoro” regional line, which passes through the central station, can be found near the property. The “Ferrara Sud” exit on the A13 motorway (Bologna-Padua) is about 10 km from the property (10 minutes by car), while the state road SS-16 (Adriatica), which connects Padua with Otranto, passes through the city section, a short distance from the property.
