The architectural layout still preserves the original 18th Century features despite the significant variations and additions carried out in the following centuries. The main structure is made of traditional masonry, with a rectangular pattern laid out on three rows: the two main ones located along the long sides of the building, designed to host rooms and halls aligned with each other (enfilade), while the third and narrowest one sits in between, to be used as connecting area (stairs and hallways).
The property was declared of historical and artistic interest and its transfer was authorised provided that its new use is in line with the historical-artistic and typological features of the asset and that its overall structure is preserved via a coherent, concerted and planned activity of prevention, maintenance and restoration.
As of now, the property boasts serious structural problems and is, as such, partially uninhabitable; the eligible interventions must thus aim at redeveloping and strengthening the historical parts of the asset and at preserving their typological features. The redevelopment scope envisaged includes, among the new functions of the property, the tourist-cultural and tourist-entrepreneurial ones.
The building is located in a semi-central part of Palermo (population 635,439), the Provincial Capital of the namesake Metropolitan City, as well as the Regional Capital of Sicily. The property is located in Corso Calatafimi, one of the main roads of the city, connecting the Rocca di Monreale to Piazza Indipendenza, with many public transport options. The area is mainly residential, albeit representing one of the main shopping streets of the city due to the presence of many commercial activities and thanks to its proximity to some of Palermo’s most important tourist and cultural attractions, which provide for a significant pedestrian transit: Villa di Napoli, the Punic Necropolis, the Royal Palace, the Cuba Palace, San Giovanni degli Eremiti, Porta Nuova, the D’Orleans Park and the university campus.
