The real estate complex consists of two masonry railway buildings in an eclectic style, an iron canopy, and an external area, located in Varese at 52 Via Aguggiari. The building dates back to the late 19th century and was the terminal station of the Nord Milano railway line between Varese and Luino. With a declaration issued on 26/08/2004, the complex was considered of historical and artistic interest pursuant to art. 10, paragraph 1 of Legislative Decree 42/2004 and subsequent amendments.
The complex, entirely fenced, consists of two buildings, a canopy, and an appurtenant area. The first building, of about 60 sqm on one floor, has two rooms and a restroom. The second, on two floors, consists of four rooms and a restroom on the ground floor, a basement cellar, and four more rooms plus a restroom and a kitchen on the first floor. The internal staircase, made of masonry, has stone treads and a rectangular layout.
The property is completed by a long strip of land used as green space, of 1,810 sqm, and by the overlying old iron canopy extending for 230 sqm. The complex came into the possession of the State following a Settlement Agreement between SIA and the Ministry of Transport and the Ministry of Treasury and Finance with Deed of 16/10/1975 no. 1050 registered in Rome on 12/04/1976 at no. 1772, and was declared of cultural interest by Decree of 26 August 2004.
The complex is located in a prestigious, elegant residential area in a strategic position, northeast of the centre, offering convenient proximity to both urban services and the natural beauty of Campo dei Fiori (towards Sacro Monte). The area is characterized by period villas, high-quality condominiums, and a peaceful, green, and safe environment, highly appreciated by families and professionals. The area is also well served by public transportation. Most of the areas are regulated by the urban planning as Gardens and parks, and a smaller part as “V2” zone, Historic fabric with a typological prevalence of villas with garden.
