The real estate property, built in the first half of the 20th century on a plot of land measuring 58,825 sqm, covers an area delimited by the Bologna-Ancona railway line, Via Legnani and the T-Per city public transport depot. The asset includes buildings typical of the military architecture of the time, partially rebuilt following damage during the Second World War; four large U-shaped building blocks, used as headquarters of the dormitories of the companies serving at the Barracks, as well as minor artefacts and various steel structures used as temporary depots or warehouses can be found within the perimeter. The transformation of a part of the former barracks is aimed at redeveloping and regenerating the asset with the environment in mind, all the while introducing a social dimension to the intervention. In addition to the existing total volume of approximately 80,880 cubic metres, the intervention can increase the overall volume by up to 10%; at least 30% of the volume created must be allocated to university housing, the subsequent management of which will be the responsibility of the successful tenderer, who will have to apply a “controlled rent”; the intervention will generate areas for public equipment (between equipped public spaces and public car parks) in an amount of no less than 100 sqm/100 sqm of usable area.

The Perotti Barracks area is located in the eastern quadrant of Bologna, in the Metropolitan City of the same name. The property is located in the upper Bolognese plain on Via Carlo Marx, in the Savena district, on the outskirts of Bologna, not far from the ring road junction (2 km) and the motorway (3 km), delimited to the north by the Adriatic railway line. The barracks are located within a planned portion of the city, built after the Second World War, composed of green spaces, slow mobility routes and numerous services for citizens. A large “Council Housing Building Plan” neighbourhood built in the 1970s can be found south of the property. The most famous of the first four planned settlements is the Fossolo district, of which the area in question is the natural continuation (Fossolo 2). The lot to the east, adjacent to the barracks, is instead intended for areas of public use or of collective interest: in this area a warehouse and the workshop of the city public transport company (T-Per) can be found. The “Bologna Centrale” railway station and the “Guglielmo Marconi” international airport are respectively 9.5 km and 12 km from the area, approximately.
