Cortina d’Ampezzo (BL) – Former Forestry House at Passo Falzarego

The real estate compendium, consisting of a main building on three levels with garage, woodshed and external area, is located in Cortina d'Ampezzo, adjacent to the Dolomites Regional Road n. 48, in the stretch that leads from Pocol to Passo Falzarego, at an altitude of about 1985 m above sea level.

The compendium consists of a rectangular lot with two insistent masonry buildings: the main building (consisting of a corridor, kitchen, 12 rooms, a storage room, two toilets, 4 bathrooms) on three levels (ground floor, first floor and second floor) connected by wooden stairs, and an accessory area (consisting of garage, cellar and attic), on two levels; the complex is completed by a wooden accessory room, used as a woodshed and laid out on one floor.

From the documentation on record it can be seen that over the years, it has also served as a barracks for the Forest Guards; after being purchased by the State in 1938, it was granted in government use to the Venice Water Authority. Afterwards only the second floor of the main building remained the seat of the Meteorological Observatory while the ground floor and the first floor were used as bar-restaurant-restaurant.

The compendium is set in a mountain context, at the foot of the Natural Park of the Ampezzo Dolomites. It is located about 1800 m (via Strada Regionale) from the Rifugio Passo Falzarego and 70 m by foot from the “Ra Nona” bus stop, part of the local public transport line (lines 1 – 3 – 30 and 31 Dolomiti Bus).
The area is characterised by a few buildings which are almost exclusively intended to host tourist businesses. It should be noted that the main economic activities of the Municipality of Cortina d’Ampezzo are, in fact, tourism, including both winter and summer tourism, and crafts.
It is significant to note that Cortina has been nominated as a competitive venue for the 2026 Olympics, a factor that is likely to have a positive impact on economic activity in the area.
