The building is divided into two aboveground floors with a rectangular layout and is made of load-bearing masonry, with a pitched roof and a covering of tiles and pantiles. The gross covered area amounts to 195 sqm, with related appurtenant land. Originally intended as a railway station, it is currently in a complete state of abandonment. The State property, formerly known as Zagarolo Scalo station, part of four railway plants, was the terminus of the Zagarolo Bivio-Zagarolo Scalo branch of the Rome-Fiuggi-Alatri-Frosinone railway line, decommissioned in 1984.

On the basis of current territorial and urban planning tools, the creation of various functions is permitted in the area where the former railway station is located (Regional Territorial Landscape Plan, Chapter II, Art. 33, Tab B), including: manufacturing workshops; commercial and tertiary structures; tourist and hotel settlements; refreshment and rescue equipment; scientific facilities, cultural and religious centres, museums, educational activities and adventure parks.

The property is located in the municipality of Zagarolo (population 18,449), in the Metropolitan City of Rome Capital, 310 m above sea level, near the urban area, with access from the square in front of the current railway station. The town stands on a tuff-rock hill 2 km long, flanked by two wooded valleys (Valle del Formale and Valle della Foresta), with flat tops and steep sides. The historic centre is of medieval origin and its urban planning dates back to the 16th century. The municipality is approximately 36 km from Rome (40-50 minutes by car) and has a railway station on the Rome-Cassino-Frosinone regional line, with frequent transit of convoys (1 train every hour). The property is located near the “Via Francigena del Sud” and the former Rome-Fiuggi line, with bicycle and pedestrian circuits. The “San Cesareo” exit of the A1 Milan-Naples motorway, at the intersection with the A1 Rome South branch, is located 8 km away from the area (10-12 minutes by car); Via Casilina, a consular road that reaches Rome, crosses the municipal territory, guaranteeing excellent road accessibility.
