The development area is a former goods yard, located in the municipality of Ragusa, in the old town centre. Ragusa's old town centre was declared a UNESCO World Heritage Site in 2002, due to the presence of several Baroque style buildings. Due to its position in the centre of the town, the area is an excellent opportunity for development, with a preference for residential and commercial use.
The area for redevelopment lies within the perimeter of the former goods yard in Ragusa, that was operational for almost 70 years along the Gela – Modica railway line. Standing at the far north of the Ragusa station, the area has a total surface area of 14,500 m², and comprises the goods warehouse, with its loading dock and a bundle of terminus rail tracks, with vehicle access from Via Scalo Merci, with a gross surface area of 1,286 m². The regeneration project, due to its proximity to the old town centre, is an excellent opportunity for development, with special attention paid to residential and commercial uses.
The area is located close to the old town centre of Ragusa (70,030 inhabitants), the main town in the province of the same name (318,983 inhabitants) in the south-east of Sicily. The town, which is a UNESCO World Heritage site, is full of history and monuments, one of the splendours of Sicilian Baroque art. The area which is a former goods yard, is bordered by Via dei Fratelli Bandiera and the bundles of rail tracks, located in a zone that is mainly residential, close to the old town centre, with the cathedral of San Giovanni Battista 900 metres away on foot. The town has good road accessibility via the state highway SS-115, and the provincial roads SP-25, SP-60 and SP-80. Comiso Airport (380,000 passengers in 2015) is 26 km from the town (35 minutes by car), while the coast (Marina di Ragusa) is 25 km.
