Schema di progetto della parte pubblica, funzionalmente autonoma

The winning project of the International competition of ideas, according to the previsions in the tender, has foreseen the realization and functional autonomy of the public part subject to investment opportunities briefly described to follow.
The project foresees the demolition of the current buildings excluding the Commander building, and the foreseen volume concentration, freeing approximately 40% of the current pubic property. The new settlement is built around the central Lupi di Toscana square  hosting residential buildings (mainly social housing) articulated on 3, 4, and 5 levels, with the ground floor dedicated to commercial, services, craftsman and social activities. Objective of the initiative is to create a piece of contemporary city, a system of buildings and open spaces, green areas and services, connections and parking areas, strongly related with the surrounding context. The transformation of the area can be done after the approval of a variation to the current urban tool.

The property is located in the south east suburb of Florence (city: 378,839 inhabitants, Metropolitan Area: 1,011,349 inhabitants, Region 3,729,641  inhabitants), one of the most visited Italian cities from all over the world. The Barrack Lupi di Toscana Barrack  is situated in the plain area, partially urbanized north of the hill reliefs of Soffiano/Marignolle, characterized by historical places and artistic presences. The Real estate complex of notable dimension, is among Viale Pietro Nenni, Via di Scandicci and Via del Ronco Corto, along the border with the territory of Municipality of Scandicci. Vehicle accessibility is quite easy, with many transportation options (Tram line 1 that connects the zone whit the city centre) and public and private services (the Shopping centre Ponte a Greve is situated near the complex). The area is 5.5 km from Florence city centre (Piazza della Signoria), and the railway station of Florence S.M. Novella, that guarantees fast connections with the main cities of Italy (through the high speed), is 4.8 km away. The “Firenze-Scandicci” highway A-1 (Rome-Florence-Milan) and the international airport “Amerigo Vespucci” (2.87 million passengers in 2017) is 6 km away from the area, while the Pisa airport “Galileo Galilei” (5.38 million passengers in 2017), is 78 km away.
