The building sites are located in the logistical-railway site of the international Freight Village Amerigo Vespucci, a strategic hub with the port of Livorno for all the water routes and a point of reference for the main routes in the Mediterranean to rationalize and limit road transport. The areas are urbanized all the way to the road, with: aqueducts for fresh and industrial water, a fire prevention system, a drainage system, an electricity grid of medium and low voltage and a methane system. The entire perimeter of the port is externally fenced and has video surveillance, and there are two entry gates (at East and West) open 24 hours. The internal roads directly connect the area with the important Florence-Porto road and with the A-12 motorway. Many have set up their international logistical-operation headquarters in the port, in fact there are also all the services (a management centre, bar-restaurants, ATM, customs and health officers) and vehicles (workshops for heavy goods vehicles, cranes and railway transport) necessary, as well as an internal operative railway terminal which covers more than 130,000 m². The area in question has a covering index of about 40%; due to the Municipality of Collesalvetti’s particular redevelopment plan, in which the areas have cadastre reference, construction is permitted by presenting a simple S.C.I.A. procedure, simplified documentation that allows immediate construction, skipping bureaucratic waiting times.
The building sites are located in the Municipality of Collesalvetti (pop. 16,827), in the Province of Livorno (pop. 337,951), inside the international Freight Village Amerigo Vespucci (logistical-railway terminal of national importance), in a strategic position, quite close to the port of Livorno (14 km), directly connected with the railway terminal of 130,000 m² located inside the site. It has excellent accessibility and roads, is near the SGC Florence-Pisa-Livorno road artery (1,2 km away), that intersects with the A-12 motorway (Genoa-Rome), thanks to the “Collesalvetti” toll-booth, and near the SS-1 (Via Aurelia). The international airport of Pisa, “Galileo Galilei” (with 5 million passengers in 2016) is 20 km away, while the “Livorno Centrale” FS station, that guarantees connections with the cities of Florence, Grosseto, Milan, Pisa, Rome and Turin, is 12 km away.
