The project area comprises an area of 2,000 m² included in the Mestre railway station, with a direct access on one side to the platform and to the other to the taxi drop off. Building capacity on this area of land is 10,000 m² of GLA, use admitted: commercial, offices, tourist accomodation, public and private service. This real estate project is of sure interest, given the high residential density of the area, which is the most densely populated in the city of Venice.
The urban and building regeneration that affects the abandoned railway areas of Venice Mestre, is the start for the process of transformation of the station area, configuring it as a new urban hub of the city of Venice. Due to its functions, the area of Venezia Mestre will be equipped with high quality architecture and urban spaces suitable for the function of gateway to the mainland city, also in anticipation of the increase in the number of tourists. It will be possible to build new volumes with a permit for accommodation, commercial and tertiary destinations (14,000 sqm of GFS) for a maximum height of 100 meters. In fact, a new tower building (25/30 floors) is planned to be built inside the Venezia Mestre railway station, effectively connected with all local public transport systems and with the High Speed, which will characterize the station as a new urban centre.
The real estate complex is located in the centre of the area of Mestre (180,000 inhabitants), within the territory of the municipality of Venice (264,579 inhabitants), the main town of the province of the sane name (858,198 inhabitants) and of the Veneto region (4,927,596 inhabitants). The development area is close to the station, in a mainly residential and office area, well served by public services and shops and with excellent road access, close to the Mestre “tangenziale” (A57), the state highways SS 11 and SS 14. The area is 10 km from Piazzale Roma and 12 km from “Marco Polo” International Airport.
